Tipperary's rental market is spread across Clonmel, Thurles, Nenagh and Tipperary town. Thurles benefits from a rail link to Dublin. Rents are lower than neighbouring Limerick or Cork but supply outside the main towns is limited. Check BER on older properties in rural parts of the county.
Since 1 March 2026, a national rent control system applies across Ireland, including Tipperary. Rent increases are capped at the lower of 2% per year or the general rate of inflation, and rent may be reviewed once every 12 months.
